Buying a plot in Islamabad can be one of the best decisions you make — or one of the most stressful, if the groundwork isn’t done. Before you commit to any plot, run through this checklist. It takes a little time, and it protects a lot of money.
1. Verify the ownership documents
Ask for the fard (ownership record) and confirm the seller’s name matches the record. For files, check the allotment or booking documents and make sure dues and instalments are clear. Never rely on verbal assurances — paper first.
2. Confirm the society’s approvals
Check that the housing society or project has the required approvals and NOCs from the relevant development authority. An unapproved project can stall your plans for years, no matter how attractive the price looks.
3. Check development status and possession
Visit the actual plot. Is the block developed? Are roads, utilities and boundary markings in place? A plot on the map and a plot on the ground are two different things — always verify in person or through someone you trust.
4. Understand the full cost — not just the price
Ask for the total: plot price plus transfer fees, taxes, documentation charges and any outstanding dues. A deal that looks cheap can become expensive once the extras appear. Get the full figure in writing before you agree.
5. Visit at different times if you can
An area feels different on a weekday morning versus a weekend evening. Check access, traffic, noise and the general environment around the plot before deciding.
6. Work with someone local for the transfer
The transfer process involves the society office or registrar, tax filings and documentation. Having an experienced local agent handle the paperwork reduces the risk of costly mistakes or delays.
