Photos can be selective. Ask for a live video call from the property and the surrounding streets, so you see the real condition, the neighbourhood and the access routes — not just the best angles.
3. Verify documents remotely before paying anything
Have copies of the fard, allotment letter or booking documents sent to you, and get them reviewed independently if possible. Confirm the seller’s identity matches the ownership record, and check for outstanding dues or disputes.
4. Understand the payment and transfer process
Clarify how payments will be made (banking channels are safest), who will be present at transfer, and what power of attorney — if any — is needed for someone to act on your behalf. Get every step explained in writing before money moves.
5. Budget for taxes and fees
Property transfers involve withholding taxes, stamp duty and society transfer fees, which differ for filers and non-filers. Ask for a complete written breakdown, and consider speaking to a tax consultant about your specific situation.
6. Keep everything documented
Receipts for every payment, written agreements for every promise, copies of every document. When you’re managing a purchase from another country, your paper trail is your protection.
