1. Scope of Services

EMF Marketings provides real estate marketing, property listing, buyer-seller networking, and real estate consultancy services in Islamabad, Pakistan. We assist clients in navigating property purchases, sales, rents, and investment opportunities.

2. Agency Commission & Brokerage Fee Structure

By engaging EMF Marketings for any real estate transaction (purchase, sale, or transfer of property), both buyers and sellers agree to the following commission policy:

  • Commission Rate: EMF Marketings charges a mandatory agency commission of 2% of the total agreed transaction/deal value.
  • Dual Representation / Both Parties: The 2% commission is payable separately by each party involved in the transaction:
    • Seller: 2% of the total transaction amount.
    • Purchaser (Buyer): 2% of the total transaction amount.
  • Payment Schedule: Commission payments are due and payable at the time of deal finalization/token stage or upon the signing of the sale agreement, as per the agreed payment schedule between the client and EMF Marketings.
  • Non-Refundability: Commission fees earned upon closing or token agreement are non-refundable once the buyer and seller enter into a binding agreement facilitated by EMF Marketings.

3. Property Information & Listings Disclaimer

  • All property listings, pricing, plots, map details, and society information provided on https://emfmarketings.com/ or through our representatives are for general informational purposes only.
  • While we strive to maintain accurate and up-to-date market rates, prices in the Islamabad real estate market fluctuate. Final prices, possession statuses, and transfer charges must be verified directly through official housing society offices (e.g., Bahria Town, DHA, CDA, or relevant development authorities).

4. Client Obligations

When using our services, you agree to:

  • Provide accurate, truthful, and complete personal and financial information required for processing property deals.
  • Ensure you hold legal authorization to buy, sell, or list any property represented through EMF Marketings.
  • Honor all agreed deal appointments, token terms, and commission payments upon successful deal placement.

5. Limitation of Liability

EMF Marketings acts as a real estate facilitator and marketing agency. We are not liable for:

  • Legal disputes, title defects, or delays caused by third-party housing societies, developers, or government sector authorities.
  • Financial losses resulting from market value fluctuations or changes in society policies after a deal is closed.
  • Direct or indirect damages arising from the use of information provided on our website.

6. Intellectual Property
